II/ Description of functions – duties of security personnel at some security positions of the apartment building
1/ Main Entrance Position: 01 position 24/7: Post 1 (C1)
Working area: The entire area of the main entrance to the apartment building.
Function:
– Ensure security and order at the main entrance area of the apartment building.
– Control all people, vehicles, and property entering and exiting.
– Closely coordinate with other positions to handle incidents that occur.
Duties:
General requirements:
– Always maintain professionalism in communication, enthusiastically assist guests and everyone.
– Maintain a neat, tidy, and orderly uniform appearance.
– Be familiar with the rules and regulations set by the apartment management.
– Understand the working procedures at the position.
2/ Patrol Position 1 (Main Lobby Area): 01 position 24/7: Post 2 (C2)
Working area: The entire front area of the apartment building.
Function:
– Ensure security and order in the main lobby area of the apartment building.
– Control all people and property entering and exiting.
– Closely coordinate with other positions to handle incidents that occur.
Duties:
General requirements:
– Always maintain professionalism in communication, enthusiastically assist guests and everyone.
– Maintain a neat, tidy, and orderly uniform appearance.
– Be familiar with the rules and regulations set by the apartment management.
– Understand the working procedures at the position.
3/ Patrol Position 2 (Apartment Perimeter Area): 01 position 24/7: Post 3 (C3)
Working area: The entire perimeter area behind the apartment building.
Function:
– Ensure security and order throughout the perimeter area behind the apartment building.
– Regularly patrol to handle violations of apartment regulations.
– Support other positions in handling arising incidents.
Duties:

– Be familiar with the rules and regulations set by the apartment management.
4/ Patrol Position 3 (Floor Patrol): 01 position 24/7: Post 4 (C4)
Working area: The entire area on the floors of the apartment blocks.
Function:
– Ensure security and order throughout the areas on the floors of the apartment blocks.
– Regularly patrol to handle violations of apartment regulations.
– Closely monitor contractors working on-site.
– Support other positions in handling arising incidents.
Duties:

– Always maintain professionalism in communication, enthusiastically assist guests and everyone.
– Maintain a neat, tidy, and orderly uniform appearance.
– Be familiar with the rules and regulations set by the apartment management.
– Understand the systems: elevators, electrical systems on the floors, fire protection systems.
5/ Security Room Position (CCTV): 01 position 24/7: Post 5 (C5)
Working area: The entire area of the security room in the basement.
Function:
– Ensure security and order in the entire area of the basement security room.
– Closely monitor all activities in the apartment through the camera screen system.
– Provide immediate important information to other positions to assist in handling.
– Register: incoming and outgoing goods, contractor work registrations, and visitors.
– Support other positions in handling arising incidents.
Duties:

– Always maintain professionalism in communication, enthusiastically assist guests and everyone.
– Maintain a neat, tidy, and orderly uniform appearance.
– Be familiar with the rules and regulations set by the apartment management.
– Understand the systems: camera systems, fire protection systems, intercom systems (if any).
6/ Parking Garage Entrance Position: 01 position 24/7: Post 6 (C6)
Working area: The entire area of the parking garage entrance (basement).
Function:
– Ensure security and order in the entire area of the parking garage entrance (basement).
– Conduct checks/control of all people and vehicles entering the parking garage area.
– Issue parking cards for all vehicles entering (cars, motorcycles) for all residents and visitors.
– Provide guidance on parking areas for all vehicles entering the apartment building.
– Support other positions in handling arising incidents.
Duties:

– Maintain a neat, tidy, and orderly uniform appearance.
– Be familiar with the rules and regulations set by the apartment management.
– Distinguish between residents and visitors.

7/ Parking Garage Patrol Position: 01 position 24/7: Post 7 (C7)
Working area: The entire area of the parking garage B1-B2.
Function:
– Ensure security and order in the entire area of the basement B1-B2.
– Conduct patrols to check/control around the B1-B2 garage area, guide and arrange vehicles to park in designated safe areas.
– Timely detect and handle incidents in the parking garage: accidents, vehicle collisions, theft of property, violations of fire safety regulations (smoking, leaking fuel vehicles, etc.).
– Support other positions in handling arising incidents.
Duties:

– Maintain a neat, tidy, and orderly uniform appearance.
– Be familiar with the rules and regulations set by the apartment management.
– Distinguish between residents and visitors.
– Understand safety regulations in the parking garage, the list of registered vehicles of residents, and the regulations for parking areas for visitor vehicles, delivery trucks.
– Understand the electrical and mechanical systems in the area, and be familiar with the fire protection systems in the parking garage B1-B2.
8/ Parking Garage Exit Position: 01 position 24/7: Post 8 (C8)
Working area: The entire area of the parking garage exit (basement).
Function:
– Ensure security and order in the entire area of the parking garage exit (basement).
– Conduct checks/control of all people and vehicles at the parking garage exit area.
– Swipe and collect parking cards for all vehicles exiting (cars, motorcycles) for all residents and visitors.
– Collect fees for all visitor vehicles (cars, motorcycles) according to the regulations set by the apartment management.
– Support other positions in handling arising incidents.

Working area: The entire area within the apartment complex.
Function:
– Manage, oversee, and be responsible for the entire shift.
– Perform the duties of a team leader for on-site firefighting.
– Directly handle incidents that may occur: fire alarms, elevator malfunctions, fights, apprehending thieves, etc.
– Directly handle customer complaints.
– Directly report and work with the apartment management.
– Directly report and coordinate with local authorities when issues arise.
